Below, you will find our internal regulations that will provide you with some information applicable in our hotel, to which we kindly ask you to pay attention, and it will be tacitly accepted upon your confirmation of the reservation itself. The Management and all the staff wish you a pleasant stay.

All holidays such as Easter, Christmas, New Year’s, bridge events, and other events such as Carnival, May 1st Bridge, June 2nd Bridge, Sant’Ermente, and others, are considered as periods of High Season with predefined and unchangeable minimum stay requirements.
Very important: The deposit paid as confirmation is non-refundable.
Any changes to dates compared to the confirmed booking are subject to penalties according to our Cancellation Policy and are non-refundable/deductible from the booked and unused stay.
NON-REFUNDABLE RATE: Prepayment of the full amount of the stay is required, and in case of cancellation, no refund will be provided.
The Management and Reception are at your disposal from 8:00 am to 10:30 pm. During the nighttime hours, only surveillance and security services are provided; however, we can still be reached by selecting extension “9” on the phone in your respective rooms.
For early departures before 8:00 am or during the night, settlement of the stay balance kindly needs to occur the evening before. Generally, the stay balance can be settled at any time, while minibar charges, extras, and tourist tax must be settled upon check-out.
Rooms are available from 3:00 pm on the day of arrival until 10:30 am on the day of departure. Guests wishing to keep their room beyond the allowed time may do so by paying a small supplement as follows (subject to availability and prior approval from Management):
Parking is limited and subject to availability. Guests may park on adjacent streets where there is no parking restriction and free of charge, or at one of the beach establishments we are affiliated with, provided that a beach stay reservation is made, or at our parking exchange service approximately 2.5 km from the hotel. For fairness to all our customers, we do not accept reservations to reserve parking spaces in our parking lot.
The half-board (HB) rates published online on our website are considered for a minimum stay of 3 days / 3 nights. Therefore, for stays of shorter duration, the cost of the selected room only plus any extras and meals consumed during the stay will be applied. No refunds or discounts are granted for reservations and/or services booked but not used, even if pre-announced.
For stays of less than 3 (three) days, the meal cost is considered at Euro 48.00 per person excluding beverages, plus the cost of the room on a bed and breakfast (B&B) basis.
Our offers/quotations always exclude beverages and the Tourist City Tax, which amounts to Euro 1.50 per day calculated for a maximum of seven nights; children up to 12 years old are exempt. The Tourist City Tax is active only during the period from June 1st to September 30th each year, unless otherwise specified by municipal regulations.
Unused Services at the Hotel
If half-board treatment is agreed upon, no refunds or compensation are provided for services not consumed at the hotel, even if the client’s absences were pre-announced.
A 10% discount is applied to the adult rate for the third adult bed.
Children can benefit from the above-mentioned discounts only if accompanied by at least two adults listed in the reservation/room.
All quotations/offers are provided based on the information kindly provided by you; any omissions or differences in the ages of children will be verified on-site, with possible modifications to the quotations for the reserved stay.
For stays of one adult and one child under 12 years old, a base quotation for two adults is considered.

To confirm your stay, a non-refundable confirmation deposit equal to 30% of the total amount via bank transfer, or a valid credit card with your express authorization for a pre-authorization of the deposit amount to be paid, will be required. You can then conveniently settle your balance upon departure at the hotel in the method you prefer. (For payment by bank check, it must be arranged directly with the management) – Please note that the hotel reserves the right to verify the validity of the credit card issued before the arrival of the guest by requesting authorization from the relevant circuit.
THE RESERVATION IS NOT CONSIDERED DEFINITIVELY CONFIRMED UNTIL THE ARRIVAL OF THE CONFIRMATORY DEPOSIT.

To confirm your stay, a non-refundable payment of the total amount of the stay will be required via bank transfer or credit card. The booking is definitively confirmed only upon receipt of the bank transfer or the actual credit card charge (non-refundable) by the Hotel.
Even in the case of online booking made on our website, a non-refundable deposit will be required as a guarantee for the reservation or a valid credit card number.
The credit card will only be used in the event of a no-show; otherwise, you can settle your balance upon departure from the hotel as you prefer.
However, the hotel reserves the right to verify the validity of the credit card issued before arrival by requesting authorization from the relevant circuit.

The offers, quotations sent, or received through our website have a validity period that varies depending on the current periods of the year.
Once this validity period of the offer has expired, there may be price increases for any new and subsequent proposals. This applies to every single channel for hotel reservations that concern us.
We have been staying at Villa Barsanti for three consecutive years and couldn't wish for a better accommodation! The staff is very friendly and welcoming, the hotel is newly built, located in the center of the beautiful Marina di Pietrasanta, just a stone's throw from the sea! The rooms are very clean, modern, and equipped with every comfort. The breakfast is varied, with high-quality products.
It's difficult for me to write this review because I have to talk about beauty. When we talk about something, we objectify it, describe it with reasoning, while beauty is something immediate that eludes any reasoning. It's that sensation you already feel when you stop in front of the entrance of this hotel.
We spent wonderful days. The facility is new, extremely clean, the rooms spacious, and the staff exceptional. We opted for full board and we did well: dinners were always varied with plenty of choices.
We stayed for a week, the entire service was impeccable, excellent hotel, family-friendly and welcoming, just a few steps from the sea. Very peaceful, a big thank you to Luigi and Sonia for their availability. We will definitely come back.
